Residential Design Services

Court Atkins Architects offers a menu of professional services tailored to each project’s specific needs and budget. Going beyond basic architectural services, clients have the flexibility to choose from a selection of optional, extended services to meet their expectations of a successful project. Most services are outlined as fixed fees, based upon the scope of work.

Site Analysis

Before beginning the design process, Court Atkins conducts a detailed analysis of the site in order to understand all its facets. This analysis includes the basic survey of property boundaries and setbacks, but also considers the natural elements of the land: the specimen trees, topography, sun and wind patterns and views. By understanding the inherent characteristics of the land, the design can be fitted to the environment. The harmony our designs achieve with the site is the greatest advantage of a custom design over a “plan book” design.

Schematic Design

During this phase, Court Atkins architects will determine the general room layout, the look and feel of the elevations and the basic character of the house. Only major design decisions are made at this time; site plans, floor plans and elevations are hand drawn at an appropriate scale. These drawings are often used to secure conceptual architectural review board approvals.

Design Development

This phase determines the various design details and architectural components to be included in the project. The documents for this phase typically include: floor plans with room sizes, exterior elevations depicting finishes and trim and vertical sections showing bearing heights. These drawings are often used for preliminary pricing and to secure preliminary architectural review board approvals.

Construction Documents

This final major “pre-construction” phase typically involves the preparation of the construction details, documents and specifications. In addition, other consultant work is coordinated, such as structural or civil engineering. The compiled drawings are the documents from which the project will be permitted and built. These drawings are often used for final pricing and to secure final architectural review board approvals.

Interior Millwork

Interior millwork brings a high level of architectural detailing into the interior spaces. The service provides a comprehensive set of interior elevation drawings. This includes trim profiles, finishes, integration of cabinetry design and other interior details to meet the client’s expectations.

Owner Selections

With an infinite number of decisions in the building process, the Owner Selections service assists the client in coordinating product specifications and finishes. Typically this includes appliances, plumbing fixtures, floor and wall finishes, architectural lighting, specialized doors and windows, cabinet styles, countertops, toilet and bath accessories, etc. This service also includes coordinated showroom visits, documentation of the owner’s selections and preliminary vendor pricing.

3D Modeling, Renderings & Presentations

3 dimensional models and renderings are a very important part of communicating the project’s look and feel prior to construction. These services can include: massing and presentation models, colored renderings, photo-realistic computer renderings and real time animation.

Construction Services

Construction Services provide verification that the project is being built in accordance with the contract between the Owner and the General Contractor. There are a number of professional activities including: site observation visits, processing of applications for payment, punch lists, subcontractor bid analysis, coordination of change proposals and change orders, and review of substantial completion reports.

Pricing, Bidding, Negotiations

Building a relationship with a General Contractor or Builder is a valuable step in the construction process; often, several qualified companies are appropriate for a project. The Pricing, Bidding and Negotiation Service provides different approaches including: a negotiated pricing process, a bidding process (with allowances) or a unique blend of the two. In addition, this service can help facilitate the preparation of the contract between the Owner and the selected General Contractor.
